Turn on rent reminder emails

Rent reminder emails are off by default. Here's how to turn them on, so each tenant gets an email 5 days before rent is due.

UnlockAbode can email your tenants a short reminder 5 days before rent is due, so you're not the one sending "just a reminder" texts every month.

Turn them on

  1. Open the Settings tab.
  2. Find Rent reminders.
  3. Check Email rent reminders to my tenants.
  4. Tap Save.

You'll see "Rent reminders updated". To stop them, uncheck the box and tap Save again.

When reminders go out

Reminders are sent once a day, in the morning (Central time), when rent is due 5 days from now or sooner. For example, rent due on November 1 gets its reminder on the morning of October 27.

If you turn reminders on when rent is due in fewer than 5 days, your tenants get their reminder the next morning. Each tenant gets one reminder per due date, never a second one for the same month.

Who gets one

A tenant gets a reminder when:

  • They're on an active lease.
  • We have an email for them: the one you entered when you started the lease, or, if that was left blank, the one they use to sign in to the tenant portal.
  • The month's rent hasn't been fully recorded yet. If you've already recorded their payment, they're skipped.

If two tenants share a lease, each one gets their own reminder.

What your tenant sees

The email comes from your business name, and replies go straight to your email. It shows:

  • The rent still owed for the month. If you've recorded a partial payment, it says how much you've already received.
  • Any unpaid utility bills or late fees on the lease, with a total.
  • A View my account button that opens their tenant portal. Tenants who haven't joined the portal see a note to reply to you with questions instead.

It ends with "Already paid? Thank you, and you can ignore this email."

What reminders don't do

  • They don't collect rent. Tenants still pay you the way they do today, and you record the payment.
  • They don't add late fees. If your lease allows one, add it as a charge.
  • They don't send texts, only email.
