Set the rent due day and grace period

Tell UnlockAbode when rent is due each month and how many days you allow before it counts as late.

Every lease has a rent due day and an optional grace period. Together they decide when a tenant's rent shows as late on your dashboard and in their portal.

How late is decided

Rent is due on the due day each month. It shows as Late once the due day plus the grace period has passed and the full rent hasn't been recorded.

For example, with rent due on the 1st and a 3-day grace period, rent is still just Due through the 4th and shows as Late starting on the 5th. With no grace period, it's late starting on the 2nd.

Set it when you start a lease

When you start a lease on a unit, the form asks for Rent due on day (the 1st unless you change it) and Grace period (days) (none unless you change it). Fill them in to match the lease you signed.

Change it on an existing lease

  1. Open Properties, pick the property, then pick the unit.
  2. Under the active lease, tap Edit lease.
  3. Change the Rent due on day and Grace period (days). You can also update the monthly rent and the end date here. Leave the end date blank for month-to-month.
  4. Tap Save lease.

The lease summary shows the new terms, like "due day 1 (3-day grace)". Payments you've already recorded don't change.

Where you'll see it

  • Your dashboard counts late payers and lists late rent under Needs attention.
  • Your tenant's portal shows their rent status for the month: Due, Partially paid, Paid, or Late.

Late rent doesn't add a fee on its own. If your lease allows a late fee, you can add it as a charge.
