Repairs are where small-landlord record-keeping usually falls apart. Here it's one thread per problem, start to finish.
When a tenant reports an issue
Tenants on the portal can file a request themselves, with photos. It appears in your Repairs tab immediately. No lost text messages.
Creating one yourself
Noticed something during a visit, or got a phone call?
- Open the Repairs tab.
- Create a work order: pick the property and unit, describe the problem, set the urgency.
- Attach photos. Take photo works here too.
Assigning a vendor
If you use a plumber, electrician, or handyman:
- Open the work order and assign a vendor (add them once, reuse them forever).
- If the vendor has an email on file, tap Email the job to the vendor. Your own email app opens with the job details and links to up to three photos already filled in, so they can see what they're walking into before they drive over. Review it and send it yourself; replies come straight to you. The photo links work for 7 days.
Closing it out
Mark the work order complete when the job's done. Then log the invoice as an expense against that unit. The repair and its cost end up attached to the same property, which is exactly what you want at tax time.
